Your advantages

Advantages as a first-time buyer in the housing market

Starter exemption from property transfer tax

Aged 18 to 34? Then in 2026 you pay no property transfer tax on a home worth up to €555,000. That easily saves you thousands of euros in purchase costs.

National Mortgage Guarantee

With NHG you have a safety net in case of income loss, and lenders usually charge a lower interest rate with NHG. That means less risk and often lower monthly costs.

Getting on the property ladder sooner

The earlier you buy, the earlier you build equity. As a first-time buyer you benefit maximally from future value increases and build personal wealth that works for you.

Frequently asked questions

Everything first-time buyers want to know

How much savings do I need as a first-time buyer?

You can borrow up to 100% of the property value. The additional costs — notary fees, valuation fees and advisory fees — you pay yourself. Expect 2 to 5% of the purchase price. Do you qualify for the starter exemption? Then property transfer tax is waived, which makes a significant difference.

What is the starter exemption and how do I apply?

In 2026 the starter exemption applies to buyers aged 18 to 34 who buy a home worth up to €555,000. You do not apply for it separately. Before the transfer you do sign a statement for the notary that you will live in the home yourself, and the notary then applies the exemption.

Can I get a mortgage with a temporary employment contract?

Yes. With a letter of intent from your employer or an income forecast, a mortgage is in many cases very possible. We know which lenders handle this smoothly and will guide you completely.

What is a bid certificate and why do I need it?

A bid certificate is an official statement from your mortgage advisor that your financing up to a certain amount is achievable. It strengthens your position when making an offer, because the seller knows you are financially serious — even before a formal application.

What is NHG and what are the concrete benefits?

National Mortgage Guarantee is a government safety net. In case of unexpected income loss (redundancy, divorce, disability) NHG can provide support. In addition, lenders usually charge a lower interest rate with NHG. The NHG limit in 2026 is €470,000.

How long does it take from orientation to handover of the keys?

After signing the purchase contract, the notarial transfer takes an average of 6 to 10 weeks. The mortgage application itself takes Vynanzie typically 5 to 10 working days. The earlier you talk to us, the smoother the timeline management.
